What we offer

We design, implement and manage real estate investments for international or institutional investors such as insurance companies, benefits schemes, foundations, pension funds, private and public banks as well as for (semi)professional investors like family offices and substantial private clients. As a full-service alternative investment manager with a full licence under Luxembourg law in real estate and private equity, we provide you with bespoke investment products using all established means regulated by law.

Real estate funds

Capital Bay’s open-ended special AIF, designed primarily for institutional investors, is subject to the rules of the German Investment Code and is defined by the fact that investors, pursuant to the investment policies, profit from the right to repurchase their shares before the settlement period. In doing so this special fund is intended for a fixed number of investors only. The investment properties with a core/core+ risk profile in the richly diverse fund portfolios include residential and commercial units in major cities as well as towns showing sustained growth.

Crowdfunding/investing

Crowdfunding/investing provides above all private retail investors with the means to participate in real estate projects online, even with smaller minimum investments. This kind of investment is characterised on the one hand by digital, transparent investment processes and on the other by short durations. As an alternative to existing models of investing, this model has great future potential and is gaining significant ground in the real estate industry.

Private placements

Private placements come under closed-end funds and differ from open-end funds in that they feature right of return or cancellation at the end of the fund’s duration. The fact that the investment amount is capped from the outset also has as a consequence that investors are only issued with a limited number of shares (“closed-end principle”). As part of its remit, Capital Bay manages a closed-end special AIF invested in a housing project development with additional commercial usage.
